While these deals may seem like “unicorn” deals that only experienced investors like myself know how to dig up, I still believe that if I can do it, anyone can do it.
That said, it does take some work to find these things.
Of course it gets easier as you go along and get more practice with it, but there are a lot of pitfalls in this strategy — like I’ve mentioned a couple times now, this is NOT the conventional way of real estate investing.
This is NOT for average investors who just want average returns.
This is for above-average investors who want above-average returns.
In the beginning, even I struggled with this until I had been through some ups and downs with it, and then it all finally just “clicked” for me.
And once it “clicked” for me, it was easy for me to build a process for it, and create a system (which I refer to as my “Pipeline” system) to find, acquire, and sell properties like this on an extremely regular basis.
Now, having said all that, what if there was a shortcut for you?
The closest thing I’ve ever found to a shortcut to success in life is this concept
Tony Robbins talks about, called “Modeling”.
The concept is simple: find someone who’s already successfully doing that which you want to do, and just do what they do.
In other words, model what they’re doing and you’ll get the same results they’re getting.
Makes sense, right?
Well, what if you could just “model” exactly what I’m doing in my own business?
What if you could essentially “copy and paste” my entire system into your own real estate investing business?
If I offered to personally “take you by the hand” and
walk you step-by-step through setting up your business and then
show you how to manage and run it all so that eventually you become “business owner” instead of “business operator”…
…would you take me up on that offer?
Now why would I do that?
Well of course I’m going to charge you for it, aren’t I?
This ain’t a non-profit! :-)
The reality is, I’ve gotten pretty good at putting these deals together, and while I’m still out adding properties to my own portfolio like this every month, there are way more houses out there than I could ever buy (abundance mentality!).
So for me it’s simply a way to “do more deals”, help more people, and by extension, make more income.
